Site Investigations

A contaminated site investigation is essential for assessing potential environmental risks before property development, land transactions, or remediation projects. In NSW, site investigations follow a two-phase approach:

Preliminary Site Investigation (PSI) – Identifies potential contamination risks.

Detailed Site Investigation (DSI) – evaluates in-depth soil and groundwater contamination testing.

At AETG, we provide comprehensive contaminated site investigations to assess potential environmental risks before land development. Our two-stage process ensures compliance with NSW EPA regulations.

Phase 1 - Preliminary Site Investigation (PSI)

Also known as a Phase 1 Environmental Site Assessment (Phase 1 ESA), the PSI involves:

  • Historical land use reviews to identify contamination risks.

  • Site inspections to assess visible pollution indicators.

  • Preliminary soil and groundwater contamination evaluations

  • Regulatory compliance checks with NSW EPA guidelines

A PSI helps determine if further assessment, such as a Phase 2 ESA or a detailed site investigation, is required for a particular site. Most councils request a PSI report before approving a Development Application (DA).

Phase 2 - Detailed Site Investigation (DSI)

If a PSI identifies potential contamination, a Detailed Site Investigation or Phase 2 Environmental Site Assessment (Phase 2 ESA) is conducted, which includes:

  • Soil contamination testing to identify heavy metals, hydrocarbons, pesticides, and asbestos.

  • Groundwater contamination analysis to evaluate pollutants impacting water quality.

  • Risk assessment & remediation recommendations for remediation and ongoing environmental management.
